Infrared

THERMAL IMAGING

We use a state-of-the-art infrared camera to find problems that are not always apparent to the naked eye. An IR (infrared) camera translates the heat signatures of objects into colors on a gradient scale, with higher temperatures appearing as lighter colors and lower temperatures and wet areas appearing as darker colors. By evaluating these images, we can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in the electrical system, and uncover other problems, such as wood-destroying pest and rodent infestations, as well as flue leaks in the chimney, which can lead to carbon monoxide poisoning.

RESIDENTIAL HOME INSPECTION

This is a standard home inspection that is visual examination of the home's major structure, systems, and components that are visible and safely accessible. A home is one of the biggest purchases you will ever make, so it is imperative to understand the condition of your investment. Our inspection will document defects that may or may not be obvious to you as a prospective buyer.  Such defects can range from simple replacements or repairs, to severe damage, or safety and health concerns. This knowledge will allow you to make an informed decision on your investment.

MOVE-IN-CERTIFIED INSPECTION

Are you selling your home? Let us inspect it before you even list it. A Move-In Certified® Seller’s Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Show prospective buyers that you are dealing in good faith, avoid 11th-hour negotiations and delays, and justify your full asking price by inspecting before listing.

11 month

11th MONTH WARRANTY INSPECTION

Most builders offer a one-year warranty on a new home. We will come out during the 11th month and perform a full home inspection before the builder’s warranty expires. Our findings will allow you to take any necessary steps to hold your builder and his subcontractors to their warranties while they are still active.

NEW CONSTRUCTION INSPECTION

Are you building a new home? We will come out once your home is complete to make sure your project was executed according to your wishes. We perform a thorough inspection to verify the home is functioning properly and is safe for you and your family. This is not a code-compliance inspection for your contractor, but a New Construction Inspection to give you peace of mind.

RADON GAS TESTING

Although radon is a naturally occurring gas in our environment, it is also the second leading cause of lung cancer deaths after smoking. It is an invisible and odorless radioactive gas that enters the home from soil or well water. One out of 15 homes is estimated to have dangerously elevated radon levels in the air. The Surgeon General and the EPA recommend testing all homes at least every two years, even if a mitigation system is already installed. Radon impacts any home, new or old, and levels can vary widely, even between homes in the same neighborhood.

Our test is performed over a period of 48 hours and provides the average radon level for that time. This short-term test is a good indicator if further evaluation or mitigation is required. Protect you and your family by having us perform this simple test to inform you on the level of exposure.

WOOD DESTRYOING INSECT INSPECTION

Wood-destroying insects, such as termites, can cause serious and costly problems in the wooden structural components of a house. We contract with licensed professional inspectors to provide you with a WDIR (Wood Destroying Insect Report). This report will outline the results of the inspection and is often required to obtain financing in real estate transactions. We highly recommend adding on this service if you are buying a home to ensure you are informed of any issues prior to finalizing your purchase.

POOL & SPA INSPECTION

Your pool requires proper maintenance and regular inspection so that you can enjoy it for years to come. Your pool maintenance professional is only responsible for the pool’s chemistry and cleanliness. Let us inspect it for all the other items that will ensure its proper condition and safety. We will inspect for the following: water level, leaks, valves, main drains, grates and inlets, blockages, debris, staining and biological growth, heater and thermostat, adequate fencing and gate security, deck safety, electrical safety, switches, alarms, lighting, and more.

Mold/Indoor Air Quality

Mold spores are virtually everywhere, both indoors and outdoors. They are usually not a problem indoors, unless the spores find moisture and begin growing. Mold exposure can cause health problems, particularly for individuals with compromised immune systems or for those that have respiratory conditions such as asthma or allergies. We can perform surface sampling for any visible concerns, as well as take air samples to test for mold contaminants in the air. Air testing is the best way to understand total exposure because mold is not always visible in a home.

WATER QUALITY TESTING

Let us test your potable water supply, especially if your property has a private well. We will check the water for harmful bacteria and other elements, which can endanger your family’s health. We will send the water samples to a lab for testing, with results typically available within 5 business days. We offer two levels of testing to fit our client's needs and budget.


Basic Testing that meets FHA/VA requirements: Coliform, E.coli, Lead, Nitrate, Nitrite.


Advanced Testing: Coliform, E.coli, Lead, Nitrate, Nitrite, Aluminum, Antimony, Arsenic, Barium, Beryllium, Boron, Cadmium, Calcium, Chromium, Cobalt, Copper, Iron, Lithium, Magnesium, Manganese, Molybdenum, Nickel, Potassium, Selenium, Silver, Sodium, Strontium, Thallium, Titanium, Vanadium, and Zinc. 

Repair

RE-INSPECTIONS

Have we already performed a Home Inspection for you? If repair work has been done by a contractor or professional to address one or more deficiencies in the report, we will re-inspect the necessary items. We will inspect them to make sure that the materials, installation, and workmanship meet quality standards and your specifications. This is not a code-compliance inspection, but an inspection to check that the work was completed properly.

If we miss anything, InterNACHI® will buy your home back and pay you whatever price you paid for it--it's that simple. The Buy-Back Guarantee will be honored for 90 days after closing, and excludes homes with material defects not present at the time of inspection, or not required to be inspected, per InterNACHI's Residential Standards of Practice.
